Tribeach effectively negotiated with multiple co-owners the purchase of an existing 11-story corner building with great “bones”, originally built for heavy printing equipment. A Special Permit approval from NYC Department of City Planning was required to convert the manufacturing space to live/work artist lofts. The building was stripped of all finishes, equipment, and vertical circulation, and rebuilt with all new MEP and HVAC systems, two elevators and egress stairs, and a new penthouse floor. The retail unit was retained for investment purposes and traded upon stabilization, maximizing its value. While the project was ahead of the neighborhoods gentrification, it sold well and was soon followed by other luxurious condominium developments and hotels.
